In the Dutch housing market, there is a burgeoning demand for quick and affordable housing solutions within the price range of €150,000 – €300,000. This segment particularly appeals to first-time buyers and elderly individuals seeking living space.
The emerging philosophy is to rely less on the welfare state and take more personal responsibility. We need to assist our children in finding independent living spaces and take care of our elderly parents ourselves (using Personal Budgets, or PGB). Innovative ideas like constructing Tiny Houses on available land next to existing homes are gaining traction.
At our request, Steco Centar has developed a highly efficient and affordable housing model that meets all Dutch standards
These sustainable homes can be produced and delivered rapidly. The camping industry, which is moving from tents and caravans to holiday homes, has also shown significant interest in these affordable options. The building permit application is divided into construction and environmental components. We have the construction part already pre-approved, allowing us to focus entirely on the environmental aspect of the application.

The houses are fully serviced from obtaining the building permit to delivery “turnkey” – including bathrooms, kitchens, installations, wall finishes, and flooring.

Once the building permit is granted and the contract signed, production starts in our factory.
Two months later, the first truck arrives, and assembly begins. We aim to deliver these homes turnkey within one month from assembly start. In short, you can move into your new home within three-four months
Costs of Prefab Constructions
An additional benefit is that our trade relationship boosts the local economy and employment. This aligns with the ongoing plans to eventually integrate Bosnia and Herzegovina into the European community.
Prefab construction in Bosnia and Herzegovina is significantly cheaper than in most European countries, particularly in the Netherlands. This is largely due to differences in living standards. However, Steco takes good care of its employees. Job satisfaction is high, and workers are provided with free meals during work hours.
